How We Work with You

Our Process

Here’s what happens when you put DiChiara & Walker’s expertise to work for you. We follow this basic, four-step process:

First, we analyze your needs. This entails a meeting and interview in which we thoroughly consider the Who, What, When, Why, and How Much of your office space requirements.

  • Who will make the final decision?
  • What kind of space? New building or old? North or south of Market Street etc.
  • When do you need the space?
  • Why are you looking? What’s not working with your current space?
  • How much? What are your financial resources and how can we best present your credit history to the landlord?

The Tour

Our second step is to take you on a guided tour of five or six available office spaces that match your criteria. Take advantage of our expertise to compare and evaluate competing office spaces. This is the only way to know if the space works for you.

A typical tour takes about an hour and a half and gives you an excellent overview of the environment. Many tenants are happily surprised at the range and scope of affordable office space and are eager  to make an offer. Others prefer a second or even a third tour.

DiChiara & Walker will schedule as many tours as you require to locate the perfect space. We need to schedule each tour 48 hours in advance to allow time to arrange appointments with building agents.

Making an Offer to the Landlord

Once you’ve identified a space for your business, DiChiara & Walker will prepare an offer to the landlord consisting of a non-binding Letter of Intent, several basic financial statements from you, and a brief description of the intentions of your business.

This Letter of Intent will lay out the best possible terms and conditions—that encourage the lowest possible rent and the greatest number of concessions from the landlord.

It is possible to make simultaneous offers to competing landlords—promoting even further competition for your business.

Instead of you having to fight for the right space, DiChiara & Walker will have the landlords fighting over you.

The last, best step

Negotiation of Terms and Conditions

This last step is where you will really appreciate having an expert at your side, because here is where it will make the biggest difference in your office space search and negotiation outcome.

DiChiara & Walker has done hundreds of transactions in San Francisco and landlords know that unless they deliver the most competitive rates, we will take you to a building across the street that does.

Once the terms and conditions of your offer are accepted, a final Letter of Intent will be submitted and a draft of the lease prepared. We recommend that you review this draft with your attorney for any modifications to the language. At this point we also recommend that you purchase liability insurance. We will then deliver it to the landlord along with your security deposit. Voila!

We will hand you the keys to your new office space.
